Refinance Closings

When refinancing a property, our mission is to clear title and ensure the accuracy and integrity of the loan documentation to be in full compliance with lender instructions.  Delivering on or ahead of time is part of that mission, along with timeliness of recording, and the prompt return of loan packages.  At the same time, we strive to make the experience convenient for the customers of our lenders.  Often, we can conduct closings at the client's home or place of business to provide a seamless and relaxed transaction.

SELLER Representation

When selling your home, you want to have comfort in the finality of the transaction.  Sentinel Law Group works diligently to make sure there are no residual issues after the sale, such as. . . taxes, HOA dues, utility bills, liens, etc.  When clear title passes, payoffs and other funds are disbursed securely and timely.


HELOC Closings

When conducting a HELOC transaction for clients, it is our job to make certain that the customer fully understands the core terms of the product.  Clients appreciate the extra time we spend making them aware of when and how rates change during the life of the loan.  


BUYER Representation

Closing attorneys are typically engaged to represent lenders in Georgia. However, many times, the interests of both the buyer and lender overlap.  Our firm makes sure that the buyer gets full advantage of our experience and knowledge in these areas, which makes for a more satisfied loan customer.  Sentinel Law Group makes sure the buyer has clear title, understands the loan documents and terms, and is not surprised by hidden HOA issues, restrictions on land use, easements, and deed limitations, that can undermine the transaction if not properly discovered and resolved in advance.  Often there are complex seller issues involving property held in Trust or by corporate entities which must carefully be dealt with to ensure a smooth transfer of title.
